What the agent sees
In short
The portal sends the reactions of a buyer to your CRM. Visits and notifications are built in the portal, but they wait for the CRM side. They do not work today.
Checked on
This page tells you what a buyer does in the portal, and what reaches your CRM. It does not describe the screens of the CRM.
Reactions
Section titled “Reactions”A buyer reacts to a property in the portal. The buyer can:
- press Interested
- press Not interested and give one or more reasons
- take a rejection back
- give a score of 1 to 5 stars
The portal sends each reaction to the CRM. A repeated reaction that changes nothing is not sent again.
The buyer also sees the line “Your agent sees your reactions.” It stands near the decision buttons and on the score screen. The line tells the buyer that you can see the reactions.
If a household has more than one member, each member has an own reaction and an own score. This is available once your portal has the household option switched on. The CRM side is not ready yet.
Other actions of the buyer
Section titled “Other actions of the buyer”These actions also go from the portal to the CRM:
- a request for a viewing
- a message to the agent
- a document that the buyer uploads
- an offer, and the withdrawal of an offer
Messages and offers are built, but not yet switched on for agencies. They are available once your portal has the message option or the offer option switched on. The CRM side of the offer is not ready yet.
Visits
Section titled “Visits”The portal can tell the CRM when a buyer uses the portal. It counts a visit when the buyer opens a page after at least 30 minutes without activity.
The portal counts a visit only when a real browser confirms it. The page must be visible for 1 second. A mail program that scans a link, or a link preview, does not count as a visit.
For each visit, the portal sends one summary to the CRM:
- how long the visit lasted
- which properties the buyer looked at, and for how many seconds
- which property the buyer looked at longest
- which properties the buyer compared
Status. This is built in the portal. It is available once your portal has it switched on and once the CRM side is ready. The CRM side is not ready yet.
Notifications for the agent
Section titled “Notifications for the agent”The portal sends the data. The CRM makes the notification. The CRM side is not ready yet, so these notifications do not exist today. They are available once Tesoro has finished them in the CRM.
The agent gets a direct notification for:
- a viewing request
- a message
- a document that the buyer uploads or signs
- the first visit of a buyer ever
- a buyer that comes back after at least 24 hours
- a partner who joins
- an offer, and the withdrawal of an offer
Some of these also need an option on your portal:
- The first visit and the return after 24 hours need the visits above.
- The partner notification needs the household option.
- The offer notification needs the offer option.
- The message notification needs the message option.
Reactions come as one notification
Section titled “Reactions come as one notification”Many reactions in a short time give one notification, not one for each reaction. The CRM bundles the reactions of one deal over 10 minutes. The text names the buyer and counts the state at the end of the 10 minutes. An example is “Anna: 3 interested, 4 not interested, 4 stars on Villa Mirador”.
Who gets a notification
Section titled “Who gets a notification”The owner of the deal gets the notification. If a deal has no owner, the administrators of your agency get it. Not every user of your agency gets it.
